An independent villa at 700 meters immersed in 4.000 m2 of hilly terrain completely enclosed by fruit trees and rose bushes, with panoramic views of Lago Trasimeno, Preggio and the entire Niccone valley.
The view is magnificent and inspires a great sense of peace. There are centuries-old chestnut trees on the tops of the hills and huge oak trees; the pastures and fields are down lower, with herds of sheep and the green crop patterns.
The air is clean and pure.
Far from the chaos of the city, in the silence of nature, relaxing moments can be enjoyed and fascinating sunsets can be seen.

The antique stronghold dates back to 917 and due to its dominant position, was considered as one of the most important of the Perugian territory and of the high Valle del Tevere.
Of notable interest is the church SS. Trinità in S.Francesco (1223) which holds a silver relic containing a "sacra spina" (holy thorn), and the church of the Madonna delle Grazie (1400).
Swimming pool
The 11x5 pool with a depth ranging from 1.20 to 2.50, faces a scene of natural beauty, immersed in nature and far from indiscreet eyes; its position, adjacent to the rear part of the house, offers maximum discretion.
It is furnished with night-time illumination and spacious equipped solarium, a small wooden outbuilding equipped with bathroom/dressing room and outside heated shower is at you disposal.

The villa is on one floor and can host 6+2 people in 140 m2.
The day area is comprised of a large equipped porch, large living area with TV and DVD/CD player, dining area with access to the external, equipped gazebo; open kitchen with fireplace, dishwasher, oven, microwave, two refrigerators and freezers; laundry room with washer and iron.
The night area includes 2 double bedrooms – one with a TV, the possibility of adding a crib, a single room with two single beds and 2 bathrooms with showers.
There is a spacious garden equipped with a barbecue area for outdoor lunches and dinners plus an illuminated bocce playing field.
The villa has a security system with a remote-controlled alarm system; private parking inside with access to the main gate; a well with spring water and autonomous heat.

Preggio Music Festival
Every year the “Preggio Music Festival” takes place during the last week of July and the end of August.
Preggio is also famous for chestnut production, and every year in October, a festival with tastings of traditional cuisine based on this tasty fruit, takes place.
Percorso Trekking
"Percorso trekking", (trekking journey) carried out by the Comune di Lisciano Niccone is an itinerary studied to be taken by foot, on horseback or on mountain bike. Its total length is nearly 6,5 km.
Horseback Riding
The "Puntalonga" offers horse riding lessons as well as horse training. It is just 10/15 minutes away by car.
Nature Observatory
Found along the trekking route of Lisciano Niccone at 750 tm, it offers an unforgettable view, uncovering the towns of Lago Trasimeno and Subasio.
